Covenant and agree to and with the said James G. Dell
        and his heirs and assigns that I am now the owner of the
        said premises and am seized of a good and indefeasible Estate
        of inheritance therein and that I have full right and power
        to sell and convey the same in fee simple absolute;
           That the said premises are free and clear from all en-
        cumbrances: that the said James G. Dell his heirs and assigns
        may forever hereafter, have hold, possess, and enjoy the same
        without any suit motivation or interuption by any person
        whatever claiming any right therein: and that I the said
        Lewis G. Piles and all persons hereafter claiming under me
        will at any time hereafter, at the request and expenece of the said
        James G. Dell his heirs and assigns make all such further
        assurances for the more effectual conveying of the said premises
        with the appurtenances, as may be reasonablly required of him
        or them: and that I the said  Lewis G. Piles and my heirs will
        warrant and defend the said premises, with the appurtenances
        with the said James G. Dell and his heirs and assigns
        forever.
