Know all men by these presents that I Samuel Baxley
          of Newnansville of in the county of Alachua and State
          of Florida wheelright in consideration of the sum of
          180 dollars paid to me by Frederick S. Roux of Nassau
          County and State of Florida, wheelright do hereby give
          grant bargin sell and convey unto the said Frede-
          rick S. Roux his heirs and assigns forever a certain
          tract or parcel of land with the property thereon and
          all the privileges and appurtenances to the same belong-
          ing situate in Newnansville in said County (Alachua
          and bounded and described as follows Lot number
          thirteen (13)(one hundred and five by 210 feet square
          in the North half range of the Town of Newnans-
          ville Alachua County Florida, To have and to hold
          the above granted premises to the said Frederick S.
          Roux his heirs and assigns to his and their use and
          behoof forever. And I the said Samuel Baxley
          for myself and my heirs executors and administrators
          do covenant with the said Frederick S. Roux his heirs
          and assigns, that I am lawfully seized in fee simple
          of the aforegranted premises, that they are free from
          encumberances, that I have good right and power
          to sell and convey the same to the said Frederick
          S. Roux his heirs and assigns forever as aforesaid,
          and that I will and my heirs Executors and admin-
          istrators shall warrant and defend the same to the
          said Frederick S. Roux his heirs and assigns for-
          ever against the lawful claims of all persons
