Know all men by these presents, That I John C. Richards Jr
          Of Duval County State of Florida for and in consideration of the sum
          of twelve hundred dollars to me in hand paid the receipt of which
          is hereby acknowledge have granted, bargained & sold, and by these
          presents do grant, bargain, sell, & convey unto Philip Dell of Alachua
          County, State aforesaid a certain parcel or quantity of land, lying
          and being situated in Alachua County aforesaid and described as
          follows, to wit, Lots No (12) twelve & thirteen (13) and the south half of
          Lot No Eleven all of section No Thirty one (31) in Township No Seven
          (7) South & Range  No twenty (20) East containing about two hundred
          acres of land the same more or less: with all the appurtenances & all the
          rights, titles, interest, claim and demand of me & to the premises:
          To have and to hold the same with the appurtenances unto the said
          Philip Dell & his heirs or assigns in fee Simple forever, and I the said
          John C. Richard Jr, for myself and my heirs do hereby covenant 
          and agree to and with the said Philip Dell & his heirs and assigns
          that I am now the owner of the said premises & am seized of a
          good and indefeasible estate of inheritance therein & that I have full
          right and power to sell & convey the same in fee Simple absolute; that
          the said premises are free and clear of all incumbrances; that I
          the said J.C. Richard, Jr & all persons hereafter claiming under me
          will at any time hereafter, at the request & expense of the said
          Philip Dell his heirs or assigns, make all such further assurances
          for the more effectually conveying the said premises with the appurte-
          nances as may be reasonably required by him or them: and that I
          the said J.C. Richard Jr & my heirs will warrant and defend
          the said premises with the appurtenance unto the said Philip Dell
          & his heirs & assigns forever.
                In witness where of I have hereunto set my hand & seal this
          thirtieth day of September, in the year of our Lord eighteen hun-
          dred and fifty six.

          William D. Clark of Alachua County, State of Florida for and
          in consideration of the sum of one dollar to me in hand paid by Philip
          Dell of the same place, at or before the execution of these presents the
          receipt where of is hereby acknowledged & for other good causes & consid-
          erations me there into moving, have remised, released & forever quit
          claimed & by these presents do, for myself my heirs excutors & admin-
          istrators remise release & forever quit claim unto the said Philip Dell
