granted bargained and by these presents do
grant bargain sell and convey unto the said
J.A. Turnipseed of the County of Alachua and
State of Florida and Geo McCants of Farfield
District South Carolina, all that certain parcel
or tract of Land situated in the County of Al-
achua, and State of Florida discribed as follows,
Viz, The North west quarter of Section twenty two
in Township nine South of range Twenty two
East in the District of Lands subject to sale at
Newnansville Florida containing one hundred
and fifty nine acres and 20/100 of an acre with all
the appurtenances unto the said J.A. Turnipseed
and Geo McCants and their heirs in fee simple
forever: and I the said James M. Sparkman and
Siny Sparkman for myself my heirs do hereby
covenant and agree to and with the said James
A. Turnipseed and George McCants, and their
heirs and assigns that I am now the owner of the
said premises and seized of a good and indefeasible
estate of inheritance there and that I have full
right and power to sell and convey the same
in fee simple absolute, that the said premises
are free and clear of all incumbrances that the
said J.A. Turnipseed and Geo McCants and their
heirs and assigns may forever hereafter have hold
possess and enjoy the same without any suit or
molestation or interruption by any person
whatsoever lawfully claiming any right there
in: and that I the said James M. Sparkman
and all persons hereafter claiming under me, will
will at any time hereafter at the request and
expense of the said James A. Turnip Seed Geo
McCants their heirs and assigns all such further
assurances for the more effectual conveying of the
said premises with the appurtenances as may
be reasonably requested by him or them and will
warrant and defend the said premises with the
appurtenances unto the said J.A. Turnipseed
and Geo McCants and their heirs and assigns
forever. In witness whereof we have hereunto
set our hands and seals this the third day of December
in the year of our Lord one thousand Eight hundred
and fifty three.
