and assigns forever all that certain tract or
parcel of Land Situated in the County and
State aforesaid Known in the Plat or Plat of
Survey of the Arredondo Grant Missrs Burr
and Washington as Section Twelve (12) in Town
Ship Ten (10) of Range Eighteen (18) Containing
(640) Six hundred and forty acres, of Land
more or less, Together with all and Singular
the Privileges, improvements and appertances
thereunto belonging or in any way apper-
taining and the reversion and reversions
remainder and remainders rents issues and
profits thereof, And also all the Estate rights
title interest claim and demands whatsoever
hath in Law and Equity of the Said party
of the first part. To have and to hold the
Same with appertanances unto the Said Samuel
Giger his heirs and assigns in fee simple
and we the Said parties of the first
part do hereby conveyant and agree to and
with the Said party of the Second part,
that at the time of the delivery of these 
presents we are possessed of a good and in-
defeasible right of inheritance in and to the
premises herein described and have good
right and lawful authority to Sell and
convey the Same; And that we our heirs
Executors and administrators will forever
warrant and defend The Land to the Said
Samuel Geiger, party of the Second part
his heirs and assigns forever in fee Simple
absolute. In Testimony whereof we have
hereunto Set our hand and Seals this
the day and year first above written,

aforesaid personaly came on this the ninth
day of February A.D. 1857 John B. Standley
and Penelope Stanley his wife both to me
well known to be persons mentioned of the
parties of the first part in the foregoing
deed, and severally acknowledged that they
Executed the Same for the purposes therein
named, And I certify that the Said Penelope
Stanley wife of the Said John B. Stanley
being examined separately and
apart from her husband and for the
