            Recorded March 20th 1857


 This Indenture made the ninth day of January in
the year of One thousand Eight hundred and fifty seven be-
tween A.I. Philips of the County of Alachua and State of
Florida of the first part and John C. Richards Jr of the County
of Duval and State aforesaid of the second part. Witnesseth
that the said party of the first part for and in consider
ation of the sum of one thousand and two hundred Dollars
lawful money of the United States to him duly paid be
fore the delivery hereof hath bargained and sould and by
these presents doth grant and convey to the said party
of the second part his heirs and assigns forever all that cer
tain piece or parcel of land lying and being in the
County of Alachua and State aforesaid and which is
known and described as follows to wit, Lot number one
Section thirty six in Township Eight south of Range
twenty two East Also the south west quarter of the North
west quarter of said section thirty six in Township
Eight south of Range twenty two East also the Nor
th half of Lot number four of Section Thirty one
in Township Eight south of Range twenty three
East and the whole taken together containing one
hundred and twenty acres and twenty seven one
hundredths of and acre together with all and singu-
lar the tenaments hereditaments and appertain-
ances, and all the Estate title and interest of the
said party of the first part therein being the said
party of the first part doth hereby covenant and
agree with the said party of the second part that
at the time of the delivery hereof the said party
of the first part is the lawful owner of the premises
above granted and sold thereof in fee simple
absolute and that he will warrant and defend 
the above granted premises in quiet and peaceable
possession of the said party of the second part
his heirs and assigns forever. In witness where
