Upon the payment of the said Note as it falls due I hereby
bind myself to give to the said Seagle for the said lot
described above a good & sufficient deed.

This Indenture made the tenth day of January in the year
one thousand Eight hundred & sixty three Between Tillman
Ingram of the town of Gainesville County of Alachua & State of
Florida of the first part, Witnesseth that the said party of 
the first part for and in consideration of the sum of
Eleven hundred Dollars lawful money of the Confederate
States of America to him in hand paid before the sealing
and delivery hereof hath bargained and sold and by
these presents doth grant and convey to the said party
of the second part his heirs and assigns forever all
those certain peices or parcels of land lying and being
in the Town of Gainesville County and State above
mentioned and which is known and described on the map
of said Town as follows to wit, Block four of Range two
in the original plan of said Town of Gainesville and
Lots One (1) Two (2) three (3) & four (4) on Block thirteen (13)
In the Ingram Addition to said Town together with all
that piece or parcel of land East of said Lots to the run
of Sweet Water Branch and all that peice or parcel of
land south of the F.R. Road and West of said branch and
North of the line; dividing lands owned by Estate of
J.D. Young & others & south of said Rail Road containing four
(4) acres more or less Together with all and singular
the tenements hereditaments and appurtenances and all the
Estate title and interest of the said party of the first part
therein and the said party of the first part doth hereby
covenant and agree with the said party of the second
part that at the time of the delivery hereof the said
party of the first part is the lawful owner of the premises
above granted and seized thereof in fee simple absolute
and that he will warrant and defend the above
granted premises in the quiet and peaceable possession of
the party of the second part his heirs and assigns
forever. In testimony whereof I have hereunto set my hand
and seal, this the day and year first above written.
