in the Village of Micanopy known as lot No 4 of
Township No 2 according to the plat of the land formerly
owned by Joel B. Smith during his life time. The said
lot of land being the same now owned by the party of the
first part & in the occupancy of the party of the second part
Containing one acre of land more or less & bounded on the
North by lot of Mrs G.A. Cooper on the East by the lot of G.S.
Riggs on the South by Lot of J.J. Robinson & on the West by
lands now owned by the Estate of Joel B. Smith deceased
To Have and to Hold the above mentioned and described
town lot together with all and singular the Houses out
houses, buildings & improvements to the same appertaining or
in any wise appertaining belonging unto the said party of
the second part, his heirs Executors or administrators and
assigns in fee simple forever - And the said party
of the first part for himself his heirs executors and
administrators covenant and agree with the said party
of the second part his heirs Executors or administrators &
assigns that he is seized in fee of the aforementioned described
& conveyed premises; that they are free from all encumbrances
that he has a good right to sell & convey the same to the
party of the second part & that he will and his heirs executors
or administrators, shall warrant and defend the same
to the quiet & peaceable use & possession of the said party of
the second part his heirs Executors or administrators & assigns
forever against the lawful claims and demands of all
persons - In testimony whereof the said party of the first
part has hereunto set his hand & affixed his seal on the day
and year first above written
