duly paid before the delivery hereof
hath bargained & sold & by these
presents doth grant & convey to the
said party of the second part his heirs
& assigns forever all that certain
peice or parcel of land lying and
being in the County of Alachua &
State of Florida & which is known

Beginning thirty feet south of the
South West corner of lot one (1)

on the map of the town of Gainesville
running South four chains & twenty
five links to a stake the corner of
Mrs R.M. Roberds land thence East
one chain & eighty links to a stake the
corner of Mrs R.M. Roberds land thence
North four chains & twenty five links
to a stake the corner of Mrs R.M.
Roberds land thence West one
chain & eighty links to a Stake the
corner of beginning containing seven
hundred & sixty five thousandth of an
acre (765/100) more or less & bounded as
follows on the East & South by lands of
Mrs R.M. Roberds on the West by a
street between said Lot & W.J. McCormick
and North by a street between said lot
& S.F. Harvards together with all and
singular the tenements hereditaments and
appurtenances & all the estate title and
interest of the said party of the
first part therein. And the said party
of the first part doth hereby covenant
& agree with the said party of the
second part that at the time of
the delivery hereof the said party of
the first part is the lawful owner
of the premises above granted & seized 
thereof in fee simple absolute & that
he will warrant & defend the above
granted premises in the quiet & defend
peacable possession of the said party
of the second part his heirs &
