fifty One and a half feet to point
of commencing together with all the
appurtinances appertaining thereto
To have and to hold the same Lot of
Land unto the said party of the second
part, his heirs and assigns forever,
And the party of the first part doth
hereby covenant and agree with the party
of the second part his heirs and assigns
That he is seized of the said Land
in fee and that said Land is free from
all incumbrances and that he will
warrant and defend the same to the
party of the second part his heirs and assigns
against all persons whomsoever
