County of Alachua } This Indenture made this 25th day of
December in the year eighteen hundred and sixty six
between James H. Roper of said County of the first part and
Charles W. Druac of the same place of the second part
Witnesseth that the said James H. Roper for and in consid
eration of the sum of Five hundred Dollars to him in hand
paid by the said Charles W. Druac the receipt whereof
is hereby acknowledged, does by these presents, give, grant,
bargain, sell, and convey unto the said Charles W. Druac
his heirs and assigns, a certain piece or parcel of land lying
and being in the County and State aforesaid and known and
distinguished as follows, Commencing at the South East
corner of said lot where it joins the land granted to the
Florida Rail Road on the west side of the Street leading
from Gainesville to the Depot opposite the lots owned by W.L.
Lands, Running North along said Street One hundred feet
thence South One hundred feet, thence East One hundred feet
to the point of beginning, in Section 5 Township 10 and Range
20 together with all the privileges and appurtinances thereunto
belonging or in any wise appertaining. To Have and to hold
the above granted premises to the said Charles W. Druac
his heirs and assigns in fee simple. And I the said James H.
Roper for myself and my heirs Executors and administrators
do covenant with the said Charles W. Druac and his
heirs & assigns that I am lawfully seized in fee of the fore
granted premises, that they are free from all encumbrances;
that I have a good right to sell and convey the same to the
said Charles W. Druac as aforesaid; and that I will and
my heirs Executors & administrators shall warrant and defend
the same to the said Charles W. Druac and his heirs and
assigns forever, against the lawful claims and demands of
all persons - In Witness whereof, I have hereunto set
my hand & seal the day & year above written
