This Indenture made the 5th day of June AD One
thousand Eight hundred & sixty seven, between Edguin
S. Gunnell & Jane his wife of the County of Alachua and
State of Florida parties of the first part and Philip
Dell of the County & State aforesaid party of the second 
part, Witnesseth, that the said parties of the first part
for and in consideration of the sum of Four thousand
Dollars to them paid, have bargained and sold, & by
these presents doth grant & convey to the said parties
of the second part his heirs & assigns forever all that
certain tract of land lying & being situated in the Town
of Newnansville County and State aforesaid and
described as follows, the West half of Block (4)
four Range (3) Three containing three acres more or less
Together with all and singular the tenements and 
appurtinances thereunto belonging or in any wise apper
=taining. And also all estate title interest dower and
right of dower claim or demand whatsoever of the said 
parties of the first part therein And the said parties
of the first part doth hereby covenant & agree with the
said party of the second part that at the time of the
delivery hereof the said parties of the first part are the
lawful owners of the premises above granted & seized thereof
in fee simple absolute, and that they will warrant and
defend the above granted premises in the quiet and peac
=eable possession of the said party of the second part his heirs
