and to hold the above mentioned and discribed Land
together with all and Singular the right, improvements
and appurtinances to the same belonging or thereunto
in any wise appertaining (except a certain Steam
Engine and Circular Saw Mill now standing on the
said land) unto the said party of the second part
his heirs executors or administrators and assigns in fee
simple forever and the said party of the first part
for himself his heirs executors and administrators
covenants and agrees with the said party of the second
part his heirs executors or administrators and assigns
that is seized in fee simple of the above conveyed and
described premises that they are free from all incum-
brances that he has good right to sell the same to
the said party of the second part and that he will and
his heirs executors and Administrators shall warrant
and defend the quiet and peaceable possession of the
same to the said party of the second part his heirs and
assigns forever in Testimony whereof the said party of the
first part have hereunto set his hand and affixed
his seal on the day and year first above written
