State of Florida } This Indenture made this Eighteen day of
Alachua County   } May one Thousand eight hundred and sixty
eight between James H. Roper of the County and State afore-
said, of the first part and Elizabeth Avera of said County & State
of the second part  Witnesseth that the said party of the first part
for and in consideration of the sum of Two Hundred and Fifty Dollars
lawful money of the United States to him duly paid before the delivery
hereof, hath bargained and sold and by these presents doth grant and con-
vey to the said party of the second part her heirs or assigns forever for
ever, all that certain piece or parcel of land, lying and being in
the County of Alachua and State aforesaid, and which is known
and described as follows viz: lying directly North of Henry Avera's lot
and commencing at the North West corner of said Avera's lot
and turning North two hundred and eight feet to a stake, thence
East Two hundred feet to a stake, thence South Two hundred and
eight feet to stake, thence South Two hundred and
eight feet to stake bordering said Avera's lot thence west Two
hundred feet to the beginning, containing one acre more or less
bounded on the West by a street between Jas Doig and J.R. Sanchez
on the north and East by lands belonging to J.H. Roper and
on the South by Henry Avera's lot together with all and singular
the tenements hereditaments and appurtenances and all the
estate, title and interests of the said party of the first part, and the
said party of the first part doth hereby covenant and agree with
the said party of the second part that at the time of the delivery
hereof the said party of the part is the lawful owner of the above
granted premises and seized thereof in fee simple absolute and
that he will warrant and defend the above granted premises
in the quiet and peaceable possession of the said party of the sec-
ond part heirs and assigns forever and against any claim or
claims of any person or persons aforesaid whatsoever.
   In witness whereof I have here unto set my hand and seal this eight
teenth day of May one thousand eight hundred and sixty eight
