in hand paid by the said party of the second part,
the receipt whereof is hereby acknowledged, hath given, granted 
aliened, bargained, sold, transferred; and do by these presents give
grant, alien, bargain, sell, transfer and convey unto said 
party of the second part all the balance, of that tract or parcel 
of land lying and being in the County of Alachua State of 
Florida and better known and described on the maps and
in the public surveys of said State, as the South east quarter 
(SE1/4) of the North West quarter (NW1/4) of Section twenty three (S 23)
Township Eight South (T.8.S.) of Range Twenty one East (R.21.E.)
Containing Thirty Eight acres more or less - Two acres from same
tract having been sold to said party of the Second part Feby
3rd 1868
     To have and To hold, the above described premises, together with 
all and singular the rights and privileges immunities easements
and appurtenances thereunto belonging, or in any wise appertaining
unto the said party of the second part and his heirs, as their
absolute property in fee simple forever. And the said parties 
of the first part for themselves and successors, as Trustees 
as aforesaid, and for the said Florida Rail Road Company
and for all others claiming by, through, or under them, 
or either of them do covenant and agree, that they are 
seized of a good and indefeasible fee simple to the
above premises, and that they have good right to 
convey the same as they have conveyed the same free and 
discharged from all encumbrances and liens of any 
and every nature and description; and that the said 
party of the second part his heirs and assigns shall quietly 
and peaceably enjoy the above described premises against 
all persons whatsoever lawfully claiming the same, and that they 
               at 
will at any and^all times make such further covenants, 
conveyances, and assurances at the expense of the said 
party of the second part,  heirs or assigns, or counsel 
learned in the Law, may require

first part have hereunto affixed their hands and seals
