beginning, containing One acre more or less, bounded on the
South by the Florida Railroad, on the East & North by J.
H. Ropers land, and on the West by Jas Doig and J.H.
Roper's land, together with all and singular the tenements,
hereditaments and appurtenances and all the estate, title
and interest of the said party of the first p part therein -
and the said party of the first part doth hereby Covenant and
agree with the said party of the second part, that at the time of
the delivery hereof the said party of the first is the lawful owner of
the above granted premises, and seized thereof in fee simple absolute
and that he will warrant and defend the above granted premises,
in the quiet and peaceable possession of the said party of the sec-
ond part his heirs and assigns forever and against any Claim
or claims of all persons whatsoever - In witness whereof I have hereun=
to set my hand and seal this Eighteenth day of May one
