south by J.H. Ropers land containing one half acre more 
or less together with all and singular the tenements
hereditaments and appurtenances and all the estate
title and interest of the said party of the first
part therein. And the said party of the first part
doth hereby covenant and agree with the said party
of the second part that at the time of the delivery
hereof the said party of the first part is the law
ful owner of the premises above granted and
Seized thereto in fee simple absolute and that
he will warrant and defend the above granted
premises in the quiet and peaceable possession
of the said party of the second part his heirs
and assigns for ever

  Know All Men by these - That I William R. McIntosh
of the County of Alachua State of Florida Administrator
of the goods and estate of Oliver Bryant late of said
County and State deceased by virtue of an order issued
from Probate Court of said County was licensed and
empowered to sell and to convey the real estate of
Oliver Bryant as hereinafter described and I said
Administrator having given bond and taken the oath
and given public notice as by law in such cases
required did in pursuance of the license and
notice aforesaid sell at Public Auction the real
estate of the said Oliver Bryant hereinafter des
cribed to Charity Bryant of the County & State afore
said for the sum of Four & 08/100 dollars She being the
highest bidder therefor Now therefor I the said William
R. McIntosh by virtue of the power in me vested as aforesaid
and in consideration of the aforesaid sum of Four 08/100 dollars
