of land is a part of lot No No (1) one

To have and to hold the above described
premises and every part and parcel thereof
to the said James Beattie his heirs and assigns
to his and their own proper use and behoof
forever in fee simple; and the said John
T. Matthews for himself his heirs executors
administrators and assigns doth covenant
with the said James Beattie that he is lawfully
seized in fee simple of the aforesaid premises
and that they are free from all encumbrances
that he has a good right to sell and convey
the same to the said James Beattie his heirs
and assigns forever or aforesaid and that
he, the said John T. Mathews his heirs
Executor and administrator shall and
will said bargaining premises forever warrant
and defend unto the said James Beattie
his heirs and assign from and against
him, themselves and against the claims of all
all persons whatever
