       State of Florida } Know all men by these presents that
       Duval County     } I Ruben S. Stoughton of the State
       and County above written, am firmly held unto 
       A.H. Mathers and his son J.C. Mathers of the Town of
       Micanopy Alachua County State of Florida and to their
       heirs and assigns in the sum of Two Thousand Dollars
       lawful money of the United States to be paid to be paid
       to the said A.H. Mathers and his Son J.C. Mathers their
       heirs or assigns to which payment well and truly to be
       made I do hereby bind my self my heirs and assigns and
       Every of them firmly by the presents, Sealed with
       My Seal, dated this fifteenth day of March AD 1870
       The condition of this obligation is such that if
       the above mentioned A.H. Mathers and his Son J.C. Mathers
       shall plant and well and properly cultivate replacing
       trees that may die with five ones. (so as to make a
       perfect stand of Sweet Orange Trees. Four Hundred
       Sweet Orange Trees on Four acres of land to me
       beloning on the North side of the Town of Micanopy
       Section No 26, in Township No 11, of Range No 20, or
       more than four acres of Land if the so desire on the
       Same terms Keeping up a good and substantial fence
       about said four acres or more land, so as to keep
       out all kinds of stock, that might injure the said trees
       for the next four years next ensuring not interfering
       with one acre on which my dwelling House Stands
       then the said R.S. Stoughton himself his heirs and 
       assigns agrees after the Expiration of Four years
       from this date to make a good and valid title unto
       said A.H. Mathers and his son J.C. Mathers to one half
       of Four acres land (1/2 of 4 acres ) or more, So planted
       and well cultivated in Such Sweet orange trees to
       be Equally divided or as nearly so as possible by 2 or 3
       such persons as we may select, and unto their
       Heirs and assigns, they complying with the condition
       above stated, then this obligation to be in full force
       and virtue, otherwise to be void and of no effect,
       In Witness I have hereunto set my hand and seal
       this fifteenth day of March AD 1870
