         made the first day of January AD Eigh
         teen hundred and Sixty four between Philip
         Dell Executor of the last Will and testa
         =ment of Bennett M. Dell late of Said
         County and State deceased of the first
         part and Charles P. Crawford of the Same
         County and State of the Second part
         Witnesseth, that Whereas the Said Bennett M.
         Dell by his last Will and testament (duly
         Executed and admitted to Probate) in
         order to Enable his Executor to make a
         Division of his Estate Either at Public
         or Private Sale according to Said Will,
         did therein and thereby Authorize Said
         Executors to make Sale of and Convey all
         his real Estate Either at Public or
         Private Sale, as to Said Executors Should
