Alachua County   } To all whom these presents may concern
                   I Garth W. James in the State
aforesaid send Greeting. Whereas the said Garth W. James
in and by a certain promisory note bearing date the
second day of August AD 1870 stands firmly indebted
unto D.G. Ambler in the full and just sum of Two
Thousand Dollars as in and by said note Whereof
reference being there unto had will more fully appear
Now Know all Men that I the said Garth W. James
in consideration of the said debt and sum of money
aforesaid, and for the better securing the payment
thereof to the said D.G. Ambler, according to the tenor
sum of Five Dollars to me the said Garth W. James in
hand well and truly paid by the said D.G. Ambler at
and before the sealing and delivery of these presents
the receipts whereof is hereby acknowledged have granted
bargained, sold, and released and by these presents
Do Grant, bargain and sell and release unto the said
D.G. Ambler all that tract or parcel of land, lying
and situate in the county of Alachua and State aforesaid
known and described as follows, To Wit, the S1/2 of
Sec (32) Town (7) Range (20) east the NW1/4 of NE1/4
and N1/2 of NW1/4 Sec (5) lost No (1) and N1/2 of
lot No (2) Sec 6 Town (8) S.R. (20) east, the NE1/4 of NE1/4
and SE1/4 of NE1/4 of Sec (5) Town (8) S.R. (20) east
SW1/4 of NW1/4 of Sec (5) Town (8) S.R. (20) east, N1/2 of
lots No (11) & (12) & lot No (3) of sec (6) Town (8) SR (20) east
and NW1/4 SE1/4 of Sec (5) Town (8) SR (20) east
Togather with all and singular, the rights members
hereditaments and appurtenances to the said premises
belonging or in any wise incident or appertaining =
To Have and To Hold all and singular the said
premises unto the said D.G. Ambler his heirs and 
assigns forever and I the said Garth W. James
do hereby find myself my heirs Executors and
administrators to warrant and forever defend all
and singular the said premises unto the said D.G. Ambler
his heirs and assigns against the lawful claims of all
persons whomsoever. Provided allways, and nevertheless
and it is the true intent and meaning of the parties to
these present that if the said Garth W. James do and
shall well and truly pay unto the said D.G. Ambler
the said debt or sum of money aforesaid at the
time of its becoming due, according tot he tenor and
effect of said promissory note, which is an evidence
of indebtedness, then this Deed of bargain and sale shall
cease, determine, and be utterly null and void
