East containing Twenty and 91/100 acres To Have and
To Hold the same with all and singular the 
tenements, hereditaments and appurtenances to the 
said Joseph Sedgber his heirs Executors
                             in fee simple forever
administrators and assigns do covenant
and I the said Henry B. Scott for my self
my heirs Executors administrators and assigns
do covenant with the said Joseph Sedgber
That I am lawfully Seized in fee of the
aforesaid premises, That They are free from all
encumbrances That I have good right to
sell and convey the same and That I
Will and my heirs Executors and administrators
Shall Warrant and Defend the same to the said
Joseph Sedgebeer his heirs Executors and administrators
forever against the lawful claims and demands of
all persons, In Witness Whereof I the said Henry
B. Scott have hereunto set my hand and Seal
this Twenty ninth day of July AD 1870

the foregoing instrument by him Sealed & Subscribed
and he acknowledged the Execution hereof
                                   uses and
to be his free act and Deed for the purposes
Therein mentioned, In Witness Whereof I have hereunto
