and behoof, forever in fee simple and the said
William Waits for himself his heirs Executors and
administrator doth hereby covenant and agree
to and with the said party of the second part
his heirs and assigns to their own proper use
benefit and behoof that he is posessed in
his own right of a good and indefeasible
fee simple Estate of inheritance in fee simple
of and in all and Singular the above granted
and described premises with the appurtenances
and has good right and lawful authority
to sell and convey the same in Manner
