Know all Men by these Presents that I
              Margaret Frier of the Town of Newnansville in the
              County of Alachua and State of Florida for and
              in consideration of the sum of Two hundred
              and Fifty five Dollars to me in hand paid have
              granted bargained and sold and by these presents do grant
              bargain sell and convey unto Tamerlane H. Cato of
              the same place all that certain parcel of land Situate
              in the said Town of Newnansville and more particular
              =ly described and known as the South half of
              lots No one and Two and lots No three and four
              in Block No four and Range number one containing three
              acres more or less according to the Original survey
              and Plat of said town with the appurtenances
              and all the right title interest claim or demands
              of Me in the premises - To Have and To Hold the
              same unto the said Tamerlane H. Cato and his
              heirs in fee simple forever and I the said Margaret
              Frier for myself and my heirs do hereby covenant
              and agree to and with the said Tamerlane H. Cato
              and his heirs and assigns that I am now
              the owner of the said premises and am Seized of a
              good and indefeasible Estate of inheritance therein
              & that I have full right and power to sell and
              convey the the same in fee simple that the said premises
              are free and clear of all incumbrances that the
              said Cato, his heirs and assigns may hereafter hold
              possess and Enjoy without any suits molestation
              or interruption by any person whatsoever claiming
              any right therein and that I the said Margaret and all
              persons hereafter claiming under me will at any
              time hereafter at the request and Expense of the
              said Tamerlane H. Cato his heirs or assigns make
              all such further assurances for the more Effectual
              conveyance of the said premises with the appurte
              =nances as may be reasonably required by him
              or them that I the said Margaret Frier and
              My heirs will warrant and defend the said premises with
              the appurtenances unto the said Cato and his heirs and
              assigns forever - In Testimony Whereof I the said Marg
              aret Frier has hereunto set my hand and affixed
              my seal this the 19th day of February AD 1870.
