part thereof with the appurtenances and hath full right and lawful
          authority to give grant bargain sell and convey the said land
          and premises in manner aforesaid - And that the said party
          of the second part shall and may at all times peaceable
          have hold use possess and Enjoy the said granted prem
          =ises and Every part thereof with the appurtenances without
          any molestation eviction or premises disturbance by the
          said party of the first part his heirs or assigns or by any
                                                   or to claim
          other person or persons lawfully claiming^the same -
          And that the same now are free and unincumbered of
          and from all former grants mortgages Judgements Liens 
          charges and incumbrances whatsoever and that the
          said H.B. Scott his heirs and assigns - will Execute to
          to the said party of the second part his heirs or assigns at
          his or their request and cost any further conveyance necessary
          or proper or advised by counsel to vest said lands in fee in
          him or them and that the said H.B. Scott and his heirs
          will warrant and secure and forever defend the said land
          and premises with the appurtenances unto the said William Birney
          heirs and assigns forever against the said party of the first
          part and his heirs and against the lawful claims and
          demands of all and Every person or persons. -
