given, granted, aliened, bargained, sold, transferred
and do by these presents give grant, alien, bargain sell,
transfer and convey unto the said party of the Second part
all that certain tract or parcel of land lying and 
being in the County of Alachua, State of Florida and 
more particularly known and described on the maps
and public surveys of said State, as Lot number One (1)
in Section Thirteen (13) Township Nine South (T9S) Range
Twenty two East (R22E) containing Twenty one (21 82/100) acres
more or less - To Have and to hold, the above descri
=bed premises, together with all and singular the rights
and privileges, immunities, easements and appurtinances
thereunto belonging or in any wise appurtaining unto the
said party of the Second part and her heirs as their
absolute property in fee simple forever. And the said
parties of the first part, for themselves and Successors as
Trustees as aforesaid, And for the said Florida Rail
Road Company and for all others claiming by, through or
under them or either of them, do covenant and agree that
they are seized of a good and indefeasible fee Simple
to the above premises and that they have a good right to
convey the same as they have conveyed the same free and disch
=arged from all encumbrances and liens of any and every
nature and description, and that the said party of the 
Second part, her heirs and assigns, shall quietly and peaceably
enjoy the above discharged premises against all persons
whatsoever, lawfully claiming the same. And that they will
at any time make Such further covenants, conveyances, and
assurances, at the expense of the said party of the second
part, as she the said party of the second part, her heirs
or assigns, or council learned in the law, may require
