Know all men by these presents that we James A. Simonton and
Sarah A. Simonton his wife of the town of Micanopy - County of Alachua
and State of Florida for and in consideration of the sum of
Three hundred and sixty four ($364.00) dollars in hand paid do
hereby sell and convey unto H.D. Wagoner of the County and State
aforesaid the following described premises situated in the County
of Alachua and State of Florida and described as follows to wit;
Commencing at a Stake designated as stake No.1. at the margin
of the west side of Tuscowilla Lake on the north line of
section thirty five (35) fifty (50) chains to stake
No.3. Thence South twenty eight (28) degrees East twenty (20) chains
Thirty two (32) links to a pine tree standing on the bank of a
small creek, Thence along said Creek East ten (10) chains to
the margin of the lake aforesaid, Thence North East along the margin
of said Lake to the place of beginning containing fifty two (52) acres
and lying all in Section No. Thirty five (35) Township No. Eleven
(11) Range No. Twenty (20) of The Aradonda Grant.
   To have and to hold the same with all the appurtenances right
title interest and claim free from all demand of Either of us in
the premises unto the said H.D. Wagoner his heirs and assigns in
fee simple forever, and we the said James A. Simonton and
Sarah A. Simonton his wife for ourselves and our heirs do hereby
covenant and agree to and with the said H.D. Wagoner and his
heirs and assigns that we are now the owners of said premises
and due seized of a good and indefeasable Estate of inheritance
Therein and that we have full right and power to sell and convey the
same in fee simple and clear of all incumbrances, That the
said H.D. Wagoner his heirs and assigns may forever have hold
and possess and enjoy the same without any molestation or interuption
by any person whatever lawfully claiming any right therein
  And that we the said James A. Simonton and Sarah A. Simonton
his wife and our heirs will warrant and defend the said premises
with all the appurtenances thereunto belonging unto the said H.D.
Wagoner and his heirs and assigns forever

this 31st day of January 1871

                  On this 31st day of January 1871 before me
D.P. Newsome a Justice of the Peace within and for said County personally
came James A. Simonton and Sarah A. Simonton his wife personally
to me known to be the identical persons whose names are affixed
to the foregoing instrument as Grantors and acknowledged
the Execution of the same to be their voluntary act and deed
