On this 10th day of February AD 1871, before me D.P. Newsom a Justice of the
Peace within and for said County personally came H.D. Wagoner personally to me known
to be the identical person whose name is affixed to the foregoing instrument as
grantor and acknowledged the Execution of the same to be his voluntary act
and deed for the purposes therein expressed - In testimony whereof I have hereunto
subscribed my name at Micanopy Florida on the date last above written.

Alachua County } This indenture made this fourteenth day of December AD
1870, between James B. Brown and Anna W. Brown his wife of the County of
Alachua and State of Florida of the first part and Joseph H. Avera of the same
State and County of the second part - Witnesseth that the said party
of the first part for and in consideration of Four hundred and fifty
dollars paid by the party of the second part hath bargained sold and
conveyed and by these presents do grant bargain sell and convey
to the said Joseph H. Avera his heirs and assigns forever all That
certain piece of land in the Town of Gainesville Alachua County
Florida being lot sixteen (16) in NW quarter of section five (5)
Township ten (10) Range Twenty (20) containing Ten (10) acres less
fifteen feet on each side and end to be left for a street -
To have and to hold the same together with all and singular the
tenements hereditaments and appurtenances and all and singular
the estate title and interest of the party of the first part therein - And
the said parties of the first part doth hereby covenant and agree with
the said Joseph H. Avera That at the time of delivery hereof the said parties
are the lawful owners of the premises above granted and that they will
warrant and forever defend the same against all persons hereafter
claiming or to claim the same - In witness whereof we have here-
unto set our hands and seals the day and year above written -

Anna W. Brown wife of James B. Brown who being examined by me separate
and apart from her said husband acknowledged that she signed and
sealed the foregoing Deed for the uses and purposes therein contained and
acknowledged under her hand and seal that this relinquishment and
renunciation of Dower in the above described piece of land is made
this day freely and voluntarily and without any compulsion constraint
apprehension or fear of or from her said husband - Given under
