Alachua County } This Indenture made on the
fifteenth day of April in the year of our Lord
One Thousand Eight Hundred and Seventy one
Between John J. Simonton and Mary M. Simonton
his wife of the first part and Cynthia Winecoff
of the second part Witnesseth that for and in
consideration of the sum of Fifteen Hundred
Dollars to them in hand paid at and before the
sealing and delivery of these presents the receipt Whereof
is hereby acknowledged the said parties of the first
part have given, granted, bargained, sold and conveyed
& by these presents do give, grant, bargain, sell and
convey to the party of the second part the following
mentioned and described town lot or parcel of land
that is to say the certain parcel of land on which the
said party of the second part now resides beginning
at the corner of Magnolia and Marion Streets and
running east on the south side of Magnolia Street
one hundred and forty-five feet. Thence South four
Hundred and five feet, to what is known as the
_______________ Cosby lot, thence West one hundred and forty-five
$150 U S A feet to Marion Street, thence North along the East
Stamp Cancelled side of said street four hundred and five feet to the
point of beginning, being part of Section Twenty-Six
of Township Eleven of Range Twenty East of the Arredondo
Grant situate in the village of Micanopy in the County
and state aforesaid and containing one and a quarter
acres of land more or less, To Have and To Hold the above
described and conveyed premises to gather with all
and singular the Houses buildings improvements and
appertenances to the same belonging unto the said
party of the second her heirs Executors or administrators
and assigns in fee simple forever. The parties of the first
sell and convey the premises aforesaid subject to the right
of way in front of the dwelling house which is inclosed
in the boundaries of the premises aforesaid. And the
said parties of the first part covenant and agree with
the party of the second part that they are seized in fee
of the premises aforesaid, that they are free from all incum
brances, that they have good right to sell and convey the
same to the party of the second part, and that they will and
their heirs Executors and administrators shall warrant and
defend the title to the same to the said party of the second
part of her heirs and assigns forever against the
lawful claims and demands of all persons.
In Testimony Whereof the said parties of the first part
have herewith set their hands and affixed their seals
