This Indenture made and Entered into on this the first day of February
Anno Domini Eighteen Hundred and sixty nine between Edward N.
Dickerson of the City & State of New York parties of the first part and Mary
J. Hicks of Gainesville County of Alachua State of Florida Party of the sec
ond part Witnesseth: That the parties of the first part for and in consideration
of Fifteen Hundred dollars ($1500.00) to them in hand paid by the party
of the second part the receipt whereof is hereby acknowledged hath given
granted aliened bargained sold transferred and do by these presents
give grant alien bargain sell transfer and convey unto the said party
of the second part all that certain land and lots in the City of Gainesville
aforesaid known on the Map of said City made by P. Henry Young as
lots one (1) Two (2) Three (3) and Four (4) in Block Thirteen (13) in the
Ingram addition to said City with all that piece or parcel of land East
of said lots to the run of Sweet Water Branch also all the remaining
part of the lands included in the deed from Samuel W. Burnett to David
L. Yulee President dated 4th March 1864 Except all That portion of
the same lying on the East side of the Rail Road track and reserve and
south of the Wagon road between Gainesville and Micanopy as it Ex-
isted on the sixth of March Eighteen hundred and sixty Eight (6th
March 1868) To have and to hold the above described premises to-
gether with all and singular the rights and privileges immunities
Easements and appurtenances thereunto belonging or in any wise
appertaining unto the said party of the second part and her heirs
as their absolute property in fee simple forever, and the said
parties of the first part for themselves and their heirs and assigns
and for all others claiming by through or under them their heirs
or assigns do covenant and agree that they are seized of a good
and indefeasable fee simple to the above premises and that they
have conveyed the same free and discharged from all encum-
brances and liens of any and Every nature and description and
that the said party of the second part her heirs and assigns
shall quietly and peaceably enjoy the above described premises
against all persons whatsoever lawfully claiming the same
and that they will at any and at all times make such fur-
ther covenants conveyances and assurances at the Expense
of the said party of the second part as she the said party of the
second part her heirs or assigns or counsel learned in the
law may require - In Testimony Whereof the said parties of the 
first part have hereunto affixed their hand and seal this the day and
year above written

Yulee who being duly sworn says he saw the foregoing Deed signed and
