superintendent of Public instruction of the State shall on the
recommendation of the Board of Public Instruction for the County
in which the premises are located appoint a competent 
person to fill the vacancy, A certified copy of the proceedings
of the Election by the Trustees or an official copy of the appoint-
ment by the Superintendent of Public instruction respectively
shall be filed in the office of the Clerk of the Court of the County
to be by him recorded in the record of Deeds. We the said E.W.
Dickerson and Mary Caroline his wife do hereby covenant
with the said E.L. Young R.H. Black R. Shivery C. Williams
A.M. Jones and Henry Snowden Trustees and their successors
in office that we are lawfully seized of said premises that
they are free of all incumbrance that we have good right and
lawful authority to sell the same and that we will war-
rant and defend the title to the said premises against the
lawful claims of all persons - In witness whereof the said
E.W. Dickerson as well as his wife who joins in this con-
veyance for the purpose of transferring her claims to
and relinquishing her right of Dower in the above described 
premises have hereunto set their hands and affixed their

This Indenture made the tenth day of January in the year of
our Lord one thousand Eight hundred and seventy one between
Augustus Monroe and Josephine his wife of the County of Putnam
and State of Florida of the first part and F.A. Lumpkin
of the County of Alachua and State aforesaid of the second
part Witnesseth that the said party of the first part for
in consideration of the sum of twelve hundred and fifty
dollars to them in hand paid by the said party of the
second part the receipt is hereby acknowledged hath
bargained and sold and by these presents doth bargain
and sell unto the said party of the second part and
to his heirs and assigns forever all of the described
lots of land situated in the County of Alachua and
State of Florida known and described as follows
