This Indenture made and Entered into this the twenty first day of March
Anno domini one thousand eight hundred and seventy one Between James J.
Mixson and Elizabeth Mixson his wife of the County of Marion and State of Florida
parties of the first part and Susan M. McDonell party of the second part
Witnesseth That the said parties of the first part for and in consideration of
the sum of fifty Dollars to them in hand paid by the said party of the sec-
ond part at and before the Ensealing and delivery of these presents the
receipt whereof is hereby acknowledged have granted bargained sold
aliened remised released conveyed and confirmed and by these pres-
ents do grant bargain sell alien convey and confirm unto the said
party of the second part her heirs and assigns forever all the fol-
lowing lot tract or parcel of land situate lying and being in the County
of Alachua and State of Florida and known and described as follows
The south west quarter of the south east quarter section sixteen
Township eleven Range Eighteen East containing forty acres more or
less. Together with all and singular the Tenements hereditaments and
appurtenances thereunto belonging or in anywise appertaining
and the reversion and reversions remainder and remainders
rents issues and profits Thereof and also all the Estate right
title interest dower and right of dower property possession
claim and demand whatsoever as well in law as in Equity
of the said parties of the first part of in and to the same and Every
part and parcel thereof with the appurtenances. To have and 
to hold the aforesaid bargained premises together with all and
singular the rights members tenements hereditaments and
appurtenances to the same belonging unto the said party of the
second part her heirs and assigns to her and their own sole
and proper use benefit and behoof in Fee simple-
 and the said party of the first part for their heirs Execu
tors and administrators do hereby covenant with the said party
of the second part her heirs and assigns that they are lawfully
seized of said premises as of fee and have good and lawful
right to sell and convey the same and that they will and
their heirs Executors and administrators shall forever
warrant and defend the title to said premises unto the said
party of the second part her heirs and assigns against the claim
of any and all persons whomsoever lawfully claiming the same
