execute or cause or procure to be made, done and executed
all and every such further and other lawful and reasonable
acts, conveyances and assurances in the law for the better
and more effectual resting and confirming the premises
hereby intended to be granted in and to the said party of
the second part, his heirs and assigns forever, as by the said
party of the second part his heirs or assigns or their counsel
learned in the law as shall be reasonably desired ad-
vised or required. And the said Joseph S. Cook and his
heirs the above - described and hereby granted and released
premises and every part and parcel thereof with the
premises, and every part and parcel thereof with the
appurtenances unto the said party of the second part
his heirs and assigns against the said party of the
first part, his heirs and assigns and against all and
every person or persons whomsoever lawfully claiming or
to claim the same shall and will Warrant and by these
presents forever Defend

County of New York  }        Fifteenth day of July in the year
of our Lord one thousand eight hundred and seventy three
before me, the subscriber, a Commissioner in and for the State of
New York duly commissioned and authorized by the Governor of
the State of Florida to take the acknowledgement and proof of
Deeds and other instruments of writing to be used or recorded in
the said State of Florida, and to administer Oaths, affirmations
and so forth, personally appeared Joseph S. Cook to known to
be the individual described in and named in and who executed
the forgoing conveyance and he acknowledged that he executed
the said conveyance for the purposes expressed therein

(seal) my seal of Office as the City of New York, this Fifteenth day of
