Together with the tenements, hereditaments
and appurtenances and rights, titles claims and
interest whatsoever of the party of the first
part to and in said land. And the party of the
first part doth hereby covenant with the party
of the second part that at the time of the sign
ing and delivery of these presents that the
party of the first part is the lawful owner of the
above described land and seized in fee sim=
ple absolute right and title of said land
and that he will warrant and defend the
above granted tract to the said Mary E.
Chesser her heirs and assigns against
the claim of all persons whatsoever.

premises and that I do the same voluntarily
and without any apprehension or fear from
