together with all and singular the tenements hereditaments
appurtenances; all the Estate, title and interest of the
said party of the first part therein. And the said party
of the first part doth hereby Covenant and agree with
the party of the second part that at the time of the
delivery hereof the said party of the first part is the
Lawful owner of the premises above granted and
signed thereof in fee simple absolute and that she
will warrant and defend the above granted premises
in the quit and peaceable possession of the said
party of the second part his heirs and assigns
forever. In witness whereof I have hereunto set
my hand and seal in the year one thousand and
eight hundred and seventy three.
