the rights members hereditaments and appurtenances
belonging or in any wise appertaining = To have and to hold

his heirs or assigns forever - And we do hereby bind our=
selves to warrant and forever defend the said premises
unto the said C.A. Simmons against myself my heirs
or assigns and every person or persons lawfully claiming
