Four hundred Dollars to her duly paid before the delivery
hereof, hath bargained and sold and by these presents doth
grant and convey unto the said party of the second part
her heirs and assigns forever all that certain piece or parcel
of land lying and being in the County and State aforesaid
it being the South East quarter of Section No two of Township
No Ten South and of Range No Seventeen East
containing one hundred and sixty acres more or less; together
with all and singular the tenements, hereditaments and appur=
tenances and all the Estate, Title and Interest of the said party
of the first part therein. And the said party of the first
part doth hereby convenant and agree with the said party
of the second part, that at the time of the delivery hereof that
the said party of the first part is the lawful owner of the premises
above granted and is seized in fee simple absolute and that
she will warrant and defend the above granted premises in
the quiet and peaceable possession of the said party of the second
part her heirs and assigns forever. In witness whereof
