of North Carolina, the receipt whereof is hereby acknowledged
do bargain sell give grant and convey unto the said
Nathan Spencer all that Lot or parcel of land lying in
the city of Gainesville, County of Alachua, State of Florida
Known and described as follows to wit: Beginning at a point
in the middle of the stream of sweet water branch, said 
point being North East corner of the North Lot now
owned by J.F. McKinstrey and running thence west
along the boundary of McKinstrey's Lot to the section
line dividing four and five, Township ten (10) Range
twenty (20) thence North along said section line three
hundred and fifty (350) feet, thence East to sweet water
branch thence south along the middle run of said branch
to the point of beginning, containing four acres be the
sum more or less = To have and to hold the same to the
said Nathan Spencer his heirs and assigns to his and
their use forever and we, the said C.D.H. Snead and Fannie
E. Snead his wife, covenant with the said Nathan Spencer,
his heirs and assigns that we are lawfully seized in fee
simple of the premises, that they are free from all encum-
brances, that we have a good title and a right to sell the
same as aforesaid and that we will warrant and defend
the same to the said Nathan Spencer his heirs and assigns
against the lawful claims and demands of all persons
whomsoever. And Fannie E. Snead, the wife of said C.D.H.
Snead, in consideration of the sum of one Dollar to her in
hand paid, the receipt whereof she doth hereby acknowledge
hereby releases to the said Nathan Spencer his heirs and
assigns all the right, title and interest to or in any Dower as the
aforesaid granted premises - In testimony whereof we the
said C.D.H. Snead and Fannie E. Snead his wife have
hereunto set our hands and seals, this the 26th day of Jan-
uary 1874 -
