the same to the only proper use benefit and behoof of
the said party of the second part his heirs executors and
administrators in fee simple forever - with all the
rights improvements or appurtenances thereunto belonging
or in any wise appertaining. And the said party of the
first part doth covenant and agree to and with the said
party of the second part that she will and her heirs
executors and administrators shall warrant the title to
the same against any and all persons claiming or to claim

M. Philips of the County and State aforesaid for and in considera
tion of ten dollars to me in hand paid and for the further
consideration of the love and affection I have for my husband
Liddleton J. Philips, I hereby donate grant alien and convey unto my
husband Liddleton J. Philips all of my right, title and interest
in or to the Estate of John Little late of Alachua County deceased
all of my right or interest of whatever nature in any way ap-
pertaining or growing out of the same. To hav and to hold
unto the said Littleton J. Philips unto his proper use and
behoof forever. In witness whereof I have hereunto affixed
my hand and seal this 16th day of June in the year of our Lord
one thousand eight hundred and seventy four.
