part and Carlos Huntley of said Town County and
State, and James D. Redding of the County of Monroe
and State of Florida, partners under the name and
style of Huntley & Redding parties of the second part
Witnesseth that the said James B. Brown party of the
first part hath let and by these presents doth
grant lease demise and farm let unto the said
Huntley and Redding. That certain house and lot
situated in the Town of Gainesville, County and
State above mentioned known as the Exchange Hotel
and the said party of the first agrees to repair and
fix up said house comfortably and in good style
and to build and fit up a suitable kitchen and
dining room to be attached to said house, all of
which he agrees to do in time for the reception and
accommodation of travellers this season, viz: the winter
of 1874 and to rent said House and lot so fitted up
with the appurtenances unto the said parties of the
second part for the term of one year from the date
                         twenty five dollars
hereof at the rate of $2500,^per month and at the
expiration of the term herein mentioned the said J.B. Brown
party of the first part agrees that if the parties of the
second part should wish it and think it necessary for
the accommodation of visitors and for the extension
of their business as such Hotel Keepers, to build an
addition to the Exchange Hotel as now rented (40)
forty feet wide by (80) eighty feet long and
two stories high and complete the same and to
rent said addition at the same rate as the
old House is now rented for under this lease.
That is to say for the whole he will charge
$5000 fifty dollars per month and it is further
agreed by the parties of the first part that the
parties of the second part shall peaceably, quietly
                                     premises
and exclusively enjoy the herein demised^for the term
aforesaid, and shall after the expiration of the
term herein mentioned have the privilege and
refusal of the same for the rents herein mentioned
for the term of five years or longer, but that
nothing herein contained shall be so construed 
as to bind the second said parties of the second part
to keep the above mentioned premises for the term
of five years but it is expressly agreed and
