and singular the rights and privileges, immunities
easements and appurtenances thereunto belonging or in
any wise appertaining unto the said party of the
second part her heirs or assigns as their absolute
property in fee simple forever, and the said Philip
B.H. Dudley for himself and assigns and for all others
claiming by through or under it does covenant and agree
that at the time of the execution and delivery of
of these presents, the said party of the first part
is part seized of a good and indefeasible fee simple
to he above premises and has good right to convey they
same as it has conveyed the same free and discharged
from all encumbrances and liens of any and every
nature and description and that the said party of
the second part, her heirs and assigns shall quietly and
peaceably, and may at all times hereafter, have use occu-
py possess and enjoy the above described premises
against all persons whatsoever lawfully claiming the
same and that he will at any and at all times make such
further covenants as the party of the second part may
