J.D. Matheson^well known, who acknowledges that he
executed the foregoing deed for uses and purposes therein
expressed, and that it was his own voluntary act, This

Alachua County } This Indenture made on this third day
of January, in the year of our Lord, one thousand, eight hun-
dred and seventy-three, between James T. Thomas of the first
part and James D. Matheson of the second part, witnesseth,
That for and in consideration of the sum of twenty-five-
hundred dollars to him in hand paid, at or before the sealing
and delivery hereof, the receipt whereof is hereby acknowledged,
the said party of the first part, has given, granted, bargained
sold and delivered, and by these presents do so give, grant, bargain
sell and deliver, to said party of the second part, the following
named and described property, that is to say; the south east
quarter of the lot of land, known as number eleven, of the twenty-
thousand acre grant, known as the Moses E. Levy grant, con-
taining four hundred and nineteen 96/100 acres more or less,
situated in the the county of Alachua, and state of Florida. To have
and to hold the said above named and conveyed parcel of
land, together with all and singular, the improvements, be-
longing, or in any wise appertaining to the said part of
the second part, and to his heirs and assigns, in fee simple
forever, And the said party of the first part, covenants and
agrees with the said party of the second part, that he is seized
in fee simple of the above granted and conveyed premises.
That they are free from all incumbrances, that he has
good right to sell and convey the same to the said party
of the second part. And that he, his heirs, Executors or
Administrators shall warrant and defend the aforesaid
