Alachua County } This Indenture made this 21 day of July one
Thousand eight hundred & Seventy four Between Elizabeth
Avery of the county of Alachua & State of Florida of the first part
& Mary J. Nixon of the County & State aforesaid of the second part
Witnesseth that the said party of the first part for & in consideration
of the sum of one hundred dollars lawful money of the United States
to her duly paid before the delivery hereof doth bargain & Sell & by these
presence doth grant & convey to the party of the Second part her
heirs & assigns forever all that certain piece or parcel of land lying
& being situated in the County of Alachua & State of Florida & which
is known and decribed as follows viz comencing near the
South west corner of J.H. Ropers field lying East of the town of Gainesville
& North of the Florida Railroad & comencing with sixty five feet of Said Rail
road at a Stake & runs due North four hundred & Sixteen (416) feet to a Stake
leaving a street of forty feet between said lot & Jas Doigs & Jas P. Sanchezs
thence East two hundred feet to a Stake thence South four hundred & Sixteen
feet to a Stake Thence west two hundred feet to the point the place
of beginning containing two acres more or less bounded on the South
by the Florida Rail Road on the East by George Doig & J.H. Ropers
lands on the north by J.H. Ropers land on the west by J.H. Roper
Jas Doig & Jas R. Sanchez land a Street North & South intervening
as above indicated to gather with all & Singular the tenements
hereditaments & appurtenances & all the estate title & interest of Said
party of the first part therein And the Said party of the
first part doth hereby convenant & agree with the Said party
of the Second part that at the time of the delivery hereof the
said party of the first aprt is the lawful owner of the above
granted premises signed thereof in fee simple absolute &
that She will Elizabth Avery
warrant & defend the above granted premises in the quiet
& peaceable possession of the said party of the second part her heirs &
assigns forever against any claim or claims of all persons
whatsoever In testimony witness whereof I have hereunto set
my hand & seal the 21 day of July one thousand eight hundred
& seventy four
