State of Florida} Be it known that I, Sarah Spencer, wife of the above named
Alachua County  } grantor, do, by these presents, for the sum of Five Dollars in
          hand paid, release, renounce & relinquish all my right of dower, or
          dower, in or to the parcel of land described in the above deed
          unto the said unto the said Wm H. Robertson, and his heirs and
          assigns.  Witness my hand & seal, this sixth day of July, 1875.

State of Florida} Before me, S.F. Halliday, Notary Public for the County of Alachua,
Alachua County  } State of Florida, personally came Sarah Spencer, who being
          examined by me separately and apart from Nathan Spencer, her
          husband, she acknowledged that she signed, sealed and delivered
          and made the foregoing relinquishment and renunciation of dower
          freely and voluntarily and without any constraint, fear or com-
          pulsion, of or from her said husband.  In Testimony whereof
          I hereunto set my hand and seal this sixth day of July, 1875

State of Florida} This Indenture made this Sixth day of July,
Alachua County  } 1875, between Nathan Spencer, of the first part,
          and James F. McKinstry of the second part, both of Said County
          and State Witnesseth, that said party of the first part, for and
          in consideration of the sum of Two Hundred Dollars, to him
          in hand paid, the receipt whereof is hereby acknowledged,
          hath bargained, sold, conveyed & enfeoffed, and by these
          presents doth bargain sell convey and enfeoff, unto
          the said party of the second part, all that certain peice
          of land, situate in said county, and described as follows, to
                            a
          wit; commencing at^stake Numbered "1," in South East corner
          lot 1 (Voyle's Survey) North 1/2, sec 6: T 10, S R. 20 E; running North
          15.81 chains; West, 12.65 chains; South, 15.81 chains; East 12.65
          chains; to point of beginning, containing 20 acres more or
          less (& more generally known as parcel of "Napier Tract")
          together with all & singular the rights hereditaments and
          appurtenances, thereto belonging. To Have & to Hold the
          said premises unto the said party of the second part,
