and interest of the Said party of the first part therein
And the Said party of the first part doth hereby covenant
and agree to and with the said party of the second
part that at the time of the delivery hereof the said
party of the first part is the lawful owner of the
premises above granted and seized thereof in fee sim
=ple absolute and that he will warrant and Defend the
above granted premises in the quiet and peaceable possession
of the said party of the second part his heirs and assigns
