of the second part his heirs and assigns forever
all that certain piece or parcel of land lying and
being in the County and State aforesaid it being
the North west quarter and the North half of the
South west quarter and the north west quarter
of South East quarter and South west quarter
of North East quarter of Section Number Thirty
four Township number nine and range number
Seventeen east containing three hundred and
twenty five acres more or less together with
all and singular the tenements hereditaments
and appurtenances and all the Estate title
interest of the said party of the first part there
=in  And said party of the first part doth hereby
covenant and agree with the said party of
the second part that at the time of the delivery
hereof the said party of the first part is the
lawful owner of the premises above granted
and seized thereof in fee simple absolute
and that he will warrant and defend the
above granted premises in the quiet and
peacible possession of said party of the second
part his heirs and assigns forever
