their successors & assigns as their absolute property in fee simple
in fee simple forever And the said Florida Land & Immigration
Company for itself and for all others claiming by through or under
it does covenant & agree that at the time of the execution of these presents
it is seized of a good & indefeasible fee simple to the above premises 
& has good right to sell & convey the same free and discharged from
all incumbrances and that the said parties of the second part their
successors & assigns shall quietly and peaceably have, use, occupy,
possess, and enjoy the above described premises against the
claims of all persons lawfully claiming the same.  And that
it will & may at all times make such further covenants and as-
surances at the expense of the said parties of the second part as they
the said parties of the second part, their successors & assigns or counsel
learned in the law may require - In witness whereof the said party of
the first part has caused its seal to be hereto affixed and these
presents to be certified by its President and Resident Manager the 
day and year first above written.

State of Florida} Whereas I, Sherman Conant as United States
Alachua County  } Marshal under and under and by virtue of an
execution or writ of Fieri facias issued out of the Circuit Court of the United
States for the Fifth Circuit and Northern District of Florida in a certain
cause wherein Hildreth & Talbot were Plaintiffs and John T. Matthews was
Defendant did on the 26th day of July AD 1875 levy upon the property here
after described as the property of the Defendant John T. Matthews in
said Execution and did advertise said property for sale according to law
to satisfy said Execution on this 6th day of September AD 1875 and did on
this said 6th day of September AD 1875 sell the same as Public outcry
before the Court House door in the town of Gainesville Alachua County
Florida, pursuant to said advertisement and whereas at said sale
Soloman J. Pinkussohn because the purchaser of said property as here
inafter described for the sum of Fifty Six Dollars that being the highest
sum bid for the same at said sale and he being the bidder thereof:-
Now therefore know all men by these presents that I, the said Sherman
Conant as said United State Marshal for & in consideration of the
said sum of Fifty six Dollars to me as said Marshal in hand paid
by the said Soloman J. Pinkussohn the receipt whereof is hereby
