That the said party of the first part, for and in considera-
   tion of the sum of Four Hundred and Eighty Seven 39/100
   Dollars, to him in hand paid by the said parties of the 
   second part, at and before the ensealing and delivery
   of these presents, the receipt whereof is hereby acknowledged
   has bargained, sold, released, granted, conveyed and con-
x  firmed, and by these presents does bargain, sell, release,
   grant, convey and confirm unto the said parties of the
x  second part; their heirs & assigns forever all that certain tract
   of land in the County of Alachua & State of Florida known and
   described as follows; The South East quarter of Section (8)
x  Eight Township (11) Eleven, Range (18) Eighteen, S. contain
   ing (160 10/100) one hundred & sixty & 10/100 acres together with all
   and singular the tenements hereditaments & appurtenances
   thereunto belonging or in anywise appertaining and all the
x  Estate right, title, property, possession, claim and de
   mand whatsoever as well in law as in Equity of the said
x  party of the first part in and to the above described premises
   and every part and parcel thereof = To have & to hold the above
   granted bargained and described premises unto the said parties
x  of the second part their heirs and assigns to their and their 
   only sole purpose use benefit and behoof forever: and the
x  said party of the first part for his heirs executors and ad
   ministrators doth hereby covenant with the said parties of the 
   second part their heirs and assigns that at the time of the 
x  delivery hereof the said party of the first part is the lawful
   owner of the above granted premises and seized thereof in fee
x  simple absolute; that they are free from all encumbrances; that
   the said party of the first part has good right to sell and convey the
x  same to the parties of the second part And that the said party
   of the first part his heirs executors and administrators the above de-
   cribed and hereby granted & conveyed premises and every part
   and parcel thereof with the appurtenances unto the said parties of
x  the second part and their heirs and assigns against the said party of
   the first part his heirs and against all and every person and persons
   whomsoever lawfully claiming or to claim the same, shall and
   warrant and by these presents forever defend
