above described premises, intending hereby to sell and convey all
my right title and interest in and to the above described premises
being the same premises conveyed to me by Eliza Follansbee by
her deed dated November 28th 1871 - This conveyance is made
subject to a mortgage for Eighteen hundred Dollars = To have
and to hold the granted premises and all the privileges and ap-
purtenances thereunto belonging unto the said Thomas H. Barnes
and his heirs and assigns to their own use and behoof forever
   And I do hereby for myself and my heirs executors and ad
ministrators covenant with the said grantee and his heirs and as-
signs, that the granted premises are free from all encumbrances made
or suffered by me and that I will and my heirs executors and ad-
ministrators shall warrant and defend the same to the said grantee
and his heirs and assigns forever against the lawful claims and
demands of all persons claiming by through or under me but
