of Range twenty three East containing one hundred & Seventy four
& 80/100 acres more or less
To Have and to Hold the above described premises together with all and
singular the rights and privileges immunities easements and appurte
nances thereunto belonging or in any wise appertaining unto the said
parties of the second part and their heirs as their absolute property in
fee simple forever. And the said parties of the first part, for themselves
and successors as Trustees as aforesaid and for the said Florida
Rail Road Company and for all others claiming by through or
under them or either of them do covenant and agree that they are
seized of a good and indefeasible fee simple to the above prem-
ises, and that they have good right to convey the same as they have
conveyed the same free and discharged from all encumbrances
and liens of any and every nature and description: and that the said
parties of the second part their heirs and assigns shall quietly and
peaceably enjoy the above described premises against all persons whatso
and all
ever lawfully claiming the same. And that they will at any^times
make such further covenants, conveyances, and assurances at the
expense of the said parties of the second part as they the said par-
ties of the second part heirs or assigns or counsel learned in the
law, may require
